OlioIQ

Your team is in the field. Your phone shouldn’t go to voicemail.

OlioIQ builds AI chat agents, voice agents, and automation for real estate, property management, and home services companies. Inquiries get answered, qualified, and booked — while you’re at the showing, the walkthrough, or the job site.

Most businesses don’t lose leads. They lose the first ten minutes.

A listing inquiry comes in during a showing. A tenant reports a leak at 11pm. A homeowner calls three companies about a broken furnace and books whoever picks up first. In every case the person who should respond is somewhere else, doing the actual work.

The same thing happens inside the business. Intake questions get asked differently by different people. Follow-up depends on someone remembering. Details get retyped from one system into another. None of it is hard — it just never stops.

That’s the work we automate.

What we build

Most engagements combine several of these. Which ones depends on where the time is actually going — that’s what the first call is for.

Who we work with

  • Real Estate

Inquiries arrive while agents are out showing properties. We respond immediately, qualify buyers and sellers on timeline, budget, financing, and area, answer routine listing questions, book showings against live availability, and follow up on leads that would otherwise go cold. The agent handles inquiry and scheduling — pricing, negotiation, and financing stay with your licensed agents.

  • Property Management

Prospective tenants, current tenants, owners, and vendors all call the same line. We answer leasing inquiries and pre-qualify prospects, book tours, take maintenance requests at any hour and route emergencies to your on-call contact, answer routine policy questions, and automate application follow-up and renewal outreach. Application decisions, repair approvals, and lease interpretation stay with your team, and fair-housing-sensitive questions are answered by policy and routed — never judged by the agent.

  • Home Services

A missed call is usually a lost job. We answer while crews are on site, capture the address, job details, and urgency, separate emergencies from routine scheduling, book estimates, and follow up on quotes that were sent but never accepted.

Outside these three? Tell us what you’re running. If it’s a fit we’ll say so, and if it isn’t we’ll say that too.

How an engagement works

  1. 1Discovery

A thirty-minute call. We map how inquiries reach you, what happens to them, where time is lost, and what tools you already run on.

  2. 2Scoping

We define exactly what gets built, which systems it connects to, and what the agent should and shouldn't handle. Pricing and timeline are set here.

  3. 3Build

The agent, automation, and integrations are built, grounded in your content and connected to your systems.

  4. 4Testing

Tested against real scenarios, including the awkward ones, before it touches live traffic.

  5. 5Launch

The system goes live and your team knows how handoffs and escalations work.

  6. 6Refinement

Real conversations reveal gaps. We monitor and tighten as they surface.

Common questions

We don't publish pricing and won't quote before understanding the work. A chat agent on a website and a voice agent wired into a property management system with multi-step automation are different projects with different costs. Pricing is scoped on the discovery call.

It depends on scope: the services involved, the systems we're connecting, and how much of your content already exists in usable form. Timeline is set during scoping, not guessed beforehand.

That's not what it's for. The agents take the repetitive volume so your team spends time on work that actually needs them. What most clients gain is coverage: inquiries answered at eleven at night, calls answered while everyone is in the field.

Our agents answer from a knowledge base built out of your own material, not general AI output. Scope boundaries are set during the build so the agent declines what it shouldn't handle, and escalation paths to a person are defined before launch.

That's the integration work. We connect to your CRM, property management platform, calendar, and communication tools so records stay where your team already looks. Which platforms apply is confirmed during discovery.

Time on the discovery call, access to the systems we'll connect, and whatever content you already have — intake scripts, FAQs, policies, service descriptions. If that doesn't exist yet, building it is part of the work.
